Via 31 では、法人が特に許可した場合を除き、ペットを飼うことはできません。ただし、身体障害者のための補助犬や盲導犬は例外です。
Via 31 の共用部分の管理費は、物件の室内面積に基づき、1m2あたり¥252 になります。この料金は、プロジェクトの共用部分の維持のために、所有者が毎月支払わなければなりません。新築の住宅物件では、物件の所有権移転時に1~3年分の共益費を前払いするのが一般的です。
Sukhumvit MRT は Via 31 から最も近い MRT Station で、 0.7 km 離れたところにあります。

Foreigners can own a condominium Freehold in their own name. Condominium ownership is best explained by looking at an example of a project that has 100 units for sale.

In this example, 49 of the total units in this building (or 49% of the total salable area) can be owned outright by non-thai nationals in their name.  The ownership titles of these 49 units is referred to as Freehold or Foreign Quota. 

This leaves 51 units remaining in the building (or 51% of the total salable). The freehold rights to these units are reserved for Thai nationals in what is commonly referred to as the Thai quota.

Close to shopping malls, BTS and MRT stations

The project is situated in the surrounding convenience places, including restaurants, shopping malls, and BTS and MRT stations. The condo site is designed for relaxation. Everything is comfortable and modern. The atmosphere is serene and private, where I can relax and take a break comfortably. It is such a perfect residence for those who love privacy. It's a pleasant place for me, and I think I will stay here for the long-term.

The condo is located in the city center in Soi Sukhumvit 31, where it’s peaceful and not crowded. Unfortunately, this place is quite far from BTS station, and the project doesn’t provide a shuttle bus service, so it is not suitable for people who do not have their cars. The room I rented is a spacious one-bedroom unit with complete furniture which is functional. The staff is helpful and attentive. The lobby is beautifully decorated, but there are only a few seats. Overall, I like this place and decide to extend my renting.
A hidden gems in heart of Sukhumvit area

A small condo is hidden in a convenient location, the Sukhumvit area. Quiet and suitable for living. The surrounding area is a single-detached house, making it look cozy. There is a swimming pool, garden, and a small fitness center, but the entrance and exit are narrow for people having a car.
The quality project with the creative concept

The project is designed very well located in a prime city center, allowing the warm sense to admire the first step of reaching the condo. The room ranges various types to choose from, and I decided to buy a 1 bedroom unit. The interior has an excellent allocation, and the unit area fits the room size well. The management system is also highly professional with nice, friendly, and helpful staff. Besides, the neighbors are quality, perfectly meets my needs. Moreover, the project is located near Phrom Phong BTS within walking distance. Even traveling by private car is very convenient as well. As for the nearby amenities, many places are surrounded, including popular department stores, hospitals, and restaurants, really good value!
Highly recommended! Spacious room with quality materials in a quiet atmosphere.

I highly recommended this place because the rooms are decorated with quality materials. The spacious room and the balcony are quite wide. This project is located in Soi Sukhumvit 31, which has a quiet atmosphere. Easy to get to the nearest BTS (less than 2 kilometers). Very convenient, especially for anyone who has cars. It's considered easy to travel and complete facilities.
